The Sundog Custom Home Development Process

Welcome. If you already own a lot in the Mountains, congratulations! If you are reviewing this information prior to owning a lot in the mountains you are obviously doing your homework up front and also deserve a big congratulations!

Building in the mountains is very rewarding. However, it can be different than building in many other places you may have built a home before. The same home on two different lots, on the exact same street can vary by a wide range based upon the soil and slope conditions encountered upon each individual lot. Because of this we have created a three step process for building with Sundog Places. This same process works regardless of whether you already own a lot or are considering the purchase of a lot.

1) The Discovery Phase
2) The Lot Evaluation Phase
3) The Home Construction Phase.

The Discovery Phase
We like to call our initial step in the process a Discovery phase, this is much like dating. During this period we get to know one another and we get the chance to become acquainted with your lot if you have one. During this initial period we will help you find the home that both meets your lifestyle requirements and fits the lot that you own or maybe one of the lots you're considering purchasing. The best part of this phase is it is free! Once you have chosen a home and lot that meets your needs we can then move onto the next phase.

The Lot Evaluation Phase
This phase is much like being engaged but we are still not quite married yet. The Base Price of the homes you have chosen will have included a standard foundation in the price of the plan. We then need to evaluate your lot to see if you have any special conditions that need addressed. Some lots require little or no adjustment while others can be quite substantial. As a rule of thumb, if your lot is steep, the foundation costs will usually be much higher than a lot that has less change in topography.

This phase requires us to collect some very specific information on your lot. To do this we complete a Lot Evaluation Agreement. This agreement allows us to assemble the team to collect the home site survey and topography, review and design the utility plan (if needed) such as a septic system or well , and gets a geotechnical and structural engineer involved to design your homes footing and foundation based upon the soils tests we take on your lot. The cost of this evaluation can vary depending on the information you may already have in your possession and the complexity of the home and home site.

After completing the Lot Evaluation we can then make the necessary adjustments, if any, to your homes foundation costs and site planning needs and finalize the pricing of your home. At the end of this phase all the information collected is yours to keep and we can move on to the final phase.

The Home Construction Phase
Once we complete the necessary paper work we can get started on building your home. The first step will be to complete the contract for the purchase of your home so that you can make loan application for your construction loan. We have a number of lenders that we can recommend in the area. Once your construction loan is approved we will be ready to start your home.

During this time period you will have the opportunity to make your color selections for many of the products that we install in your home. We have built a 4000 square foot design center with many selections for you to choose from that will allow you personalize your home. Once you have made your selections and your loan is approved it will be time to close your loan and start building your dream home.

During the Building process we will have a few formal meetings that we think are important. The first is a Construction Start meeting. This is where we review the plans and selections you have made and physically go out to the lot and review the location of the home on the lot.
The next critical meeting is a Frame Inspection meeting. Once we have completed the framing inspection we will want to review the location of everything inside the walls of the home so that you can see the inner working of the electrical, mechanical and plumbing of the home. The final step is your Final Orientation of the home. This is where we review your finished home and make sure that you understand how the home operates prior to taking possession of your home.
